How You'll Contribute :
  • Develop a preliminary project brief in consultation with the client, outlining project goals, objectives, constraints, and aspirations.
  • Assess the site's suitability for development, considering factors like access, utilities, zoning, and environmental impact.
  • Identify and engage with key stakeholders such as local authorities, community groups, and potential neighbors to gather input and address concerns.
  • Create an initial project management plan outlining roles, responsibilities, timelines, and communication protocols.
  • Refine and expand the project brief, incorporating insights from stakeholders and site analysis.
  • Define temp utilities requirements
  • Secure utilities connections & building and site permits
  • Assist the client in selecting and appointing architects, engineers, and other consultants required for the design phase.
  • Create a comprehensive project execution plan detailing project objectives, scope, deliverables, milestones, and risk management strategies.
  • Initiate the process of obtaining planning permissions, permits, and other required approvals.
  • Work with the design team to develop initial design concepts and sketches for the residential development.
  • Facilitate coordination among various design disciplines to ensure a holistic and integrated design approach.
  • Regularly review the design against the project brief to ensure alignment with the client's objectives.
  • Collaborate with the design team to refine and develop the design concepts into a detailed and coordinated design.
  • Integrate sustainable design principles and strategies into the development, focusing on energy efficiency and environmental considerations.
  • Work with the design team to develop technical drawings, specifications, and other documentation required for construction.
  • Ensure that the design complies with relevant building regulations and codes.
  • Develop a procurement strategy for engaging contractors and suppliers.
  • Collaborate on defining the construction methodology and sequencing.
  • Assist the client in selecting contractors through a competitive bidding or negotiation process.
  • Regularly monitor construction progress, quality, and safety on-site.
  • Manage any changes or modifications to the design or scope that arise during construction.
  • Provide regular progress reports to the client, including updates on milestones, budget, and schedule.
  • Conduct inspections to verify that the construction is complete and meets the required standards.
  • Identify and rectify any defects or issues before final handover.
  • Compile and organize all relevant project documentation, including as-built drawings and warranties.
  • Facilitate the formal project closeout process, including final sign-off and handover to the client.
  • Collect feedback from occupants to assess the functionality and performance of the development.
  • Monitor the building's performance in terms of energy usage, maintenance, and user satisfaction.
  • Provide ongoing support to the client for any operational or maintenance-related issues.
  • Conduct a review of the project to identify lessons learned and areas for improvement in future projects.
